HIPs - Home Information Packs

Since the 14th December 2007, every property that comes onto the market, no matter what size, must have a HIP (Home Information Pack).

The HIP brings together key information needed by buyers and sellers at the very start of the home-buying and selling process, and ensures that important information about the property is available everytime a property is sold.

The HIP is a set of documents providing important information about a property, such as its energy efficiency, boundary ownership and planning permissions.
What does a pack contain?

Some documents are compulsary or ‘required’ documents:

       •  Home Information Pack Index
       •  Energy Performance Certificate
       •  Sale Statement
       •  Standard Searches
       •  Evidence of Title

And then you have the optional documents or ‘authorised’ documents:

       •  Home Condition Report
       •  Legal summary
       •  Home use/contents forms
       •  Other documents
